Resort Policies

Please find below an outline of our main policies.

Check-In Times

Check-in time is at 4:00 PM. Early check-in can be arranged at the cost of half of the standard nightly rate. Once confirmed, early check-in is 9:00 AM. For pool homes of 3-8 bedrooms you must book more than 48 hrs ahead of your preferred check-in date. For 2-3 bedroom townhomes there is a 24 hrs cut-off.

Check-Out Times

Check-Out is at 10:00 AM for homes with 5 or more bedrooms, 11:00 AM for homes 4 bedrooms or less. A late check-out, if available, may be arranged in advance at the cost of half the standard season nightly rate of the home. Late check-out is 5:00 PM.

Resort Fee

The Resort Fee at Balmoral resort is $20 per night plus 12% tax. The fee includes access to the water park, games arcade, fitness center, resort pool, jacuzzi, use of pool side loungers and cabanas in addition to Free Wifi and parking. For further details visit Resort Fees page.

Cleaning Fee

All reservations 5 nights or less are assessed a cleaning fee. The cleaning will take place subsequent to departure. The cost of a Departure Cleaning is determined by the size of the home. Cleaning fees and fees for optional mid-stay cleans:

Pool Heat

During the winter months guests may wish to avail of pool heat. A number of homes at Balmoral offer the possibility for pool heat. Pool and/or spa heat, where available, may be arranged in advance for $25 per night. The resort pool and jacuzzi in the clubhouse area will be heated throughout the winter months.

Property Protection Fee

Every reservation is required to pay a Property Protection Fee, the cost and coverage of which are based on the home size. At the resort it is also possible to place a hold on your credit card for $500 instead of paying the property protection fee. The property protection fee:

Pet Policy

Dogs and cats are allowed in Balmoral with some restrictions: No Rottweilers or Pit Bulls and no pets above 30 pounds in weight. A mandatory, nonrefundable pet fee of $350 will be assessed to any reservations with pets. All pets are required to be on a leash of no more than 8 feet in length and under the control of an adult 18 years of age or older at all times while outdoors. Learn more about our pet policy.


Smoking is strictly prohibited inside all vacation homes. A fine of $500 will be assessed for smoking inside the home, in addition to the cost of repairing any smoke-related damages and eradicating smoke-related odors. The Property Protection Fee will not be used to cover damages from smoking. Smoking is allowed outdoors only, including outdoor screen enclosures. Guests are asked to keep doors and windows closed at all times while smoking outdoors in order to avoid smoke traveling inside the home.

Minimum Age

The minimum age to register at the resort is 24 years of age and one registered adult must be present throughout the entire stay.


Cars may be parked in authorized garages, driveways, and on the street unless otherwise posted, as long as they are not blocking sidewalks, roadways, fire hydrants, etc. Cars may not be parked on any grassy areas. Each resort may have unique parking regulations that need to be adhered to at all times.

Oversized Vehicles Oversized vehicles, such as RVs, campers, trailers, etc., will not be allowed to park in driveways or roadways. They may be parked temporarily for the purpose of loading or unloading only. Feltrim Resorts, LLC Guest Services Team will make recommendations for oversized vehicle parking.

Parties and Specials Events

Feltrim Resorts LLC offers homes in vacation communities, and its homes are for vacation purposes only. Parties, weddings, and other events that exceed the home maximum occupancy or being held in public areas need to be arranged through Feltrim Resorts, LLC prior to arrival. Slides, trampolines, and inflatable equipment may only be used with the written consent of Feltrim Resorts, LLC, in neighborhoods where allowed. Unapproved events and equipment may lead to eviction without refund.

Cancellation Policy

Reservations may be fully cancelled without penalty 60 days or more prior to the check-in date.
59 days prior to the check-in date, the 20% reservation down payment is not refundable. The reservation balance is due in full 30 days prior to the reservation’s check-in date. At 30 days prior to the reservation’s check-in date, 100% of the reservation amount is non-refundable.

No full or partial refunds will be granted by Feltrim Resorts, LLC 59 or less days prior to arrival, or after, for any reason. Feltrim Resorts LLC will offer to re-accommodate a booking if cancelled within 59 days prior to check-in, at no charge, to a later date up to 1 year from the originally reserved check-in date, subject to availability and provided that the rate amount corresponds with the rate of the original booking and the length of stay is the same. Should the guest wish to re-book for a date priced at a higher level, and / or may wish to stay for a longer period they may pay the balance of the higher rate to Feltrim Resorts LLC in order to secure the booking.

Down Payment

At the time of booking a home more than 30 days prior to the arrival date, a down payment will be due in the amount of 20% of the reservation amount. The down payment is refundable for up to 60 days or more ahead of the check-in date. If the reservation is made 30 days or less from the arrival date, the entire balance will be due in full at the time of booking and is non-refundable.

Balance Due Date

The total balance will be due 30 days prior to the arrival date. 30 days prior to the arrival, the credit card on file will be automatically charged, and is non-refundable. Payments may be made prior to this due date at the guest’s request, and is refundable for cancellations requested 60 days or more prior to arrival.
